ZEDRA Property Services offers a complementary suite of bespoke services to property owners in London and the surrounding areas. We predominately provide assistance with Lettings, Sales and tailored Property Management support, although we are also able to offer a host of additional services, customised to the individual needs of our clients.

In line with ZEDRA’s ambition to deliver a first-class service, we pride ourselves in our highly efficient manner, candid demeanour when offering support and the excellent value our services represent to our clients.

ZEDRA Property Services is located in central London and we are therefore able to give our clients the reassurance that we are in close proximity to their property and on hand to provide our personal assistance whenever needed.

 

PROPERTY LETTINGS

When a lease agreement is terminated in a rental property, it is often – understandably – a priority for our client to have the flat or house in question rented out again as soon as possible. The ZEDRA Property Services team intrinsically understands this and therefore we undertake to handle all the practical aspects of getting a property on the market as rapidly as possible, ensuring a smooth transition between tenants with minimum of disruption to the owner.

Our Lettings Service includes:

  • A full appraisal of the property in line with current rental market pricing
  • Staging and organisation of attractive, professional photos
  • Creation of an advertisement published on at least two of the UK’s leading property portals

ZEDRA Property Services will act as the key co-ordinator for letting the property: arranging viewings and facilitating the submission of tenant offers. Our expert team keeps our clients updated at each point of the letting process.

We handle all statutory compliance in line with relevant regulations. Furthermore, our letting service includes arranging cleaning and inventory of the property, supplying the tenancy agreement, handling  the deposit according to UK government regulations and acting as a liaison for tenants during the move into the property.

 

PROPERTY SALES

Selling a property can be a complex process, so a trusted partner walking you through the developments as you complete your sale can be a valuable insight and support. ZEDRA’s highly-experienced team are on hand to manage the sale from listing, to offer agreed and on to completion.

ZEDRA’s Sale Service includes:

  • The carrying out of a detailed inspection of the property and provision of an appraisal
  • Staging and organisation of attractive, professional photos
  • Creation of an advertisement published on at least two of the UK’s leading property portals
  • Immediate communication of all offers to owners verbally, followed later by written confirmation
  • When an offer is accepted by the owner, the provision of a memorandum of sale

The ZEDRA Property Services team has extensive contacts in the Greater London area and can recommend solicitors for the conveyancing process and other third parties, as required.

 

PROPERTY MANAGEMENT

Property can be a demanding asset which requires regular maintenance in order to ensure that the flat or house remains in peak condition.  This said, conservation and protection can be time-consuming for busy owners.. The ZEDRA Property Services team is ideally placed to assist with maintenance, upkeep and all aspects of the management of your Property.

ZEDRA’s Property Management Service includes

  • Preparation of monthly statements
  • Management of all maintenance issues
  • Dealing with any insurance claims
  • Direct dealings with the tenant(s) on behalf of the owners
  • General day-to-day management of the property
  • Provision of a dedicated, 24 hour helpline and maintenance service, seven days a week, 365 days a year.

ZEDRA predominately covers the central London area for its Letting, Sales and Property Management services. Properties in and around the M25 and Greater London area are considered on a case by case basis.
